We have only seen two of Luther’s reports. He did a pre-inspection for our sellers in Federal Way. We really liked his work and so did our clients (who are particularly discerning and whose opinion we hold in high regard). Interestingly, when the buyers hired their own inspector, that inspector ‘found’ a few items Luther did not call out. When we went back to look at the items the second inspector claimed were problematic, he was incorrect in every instance. And, we really liked the way Luther handled things-professionally and diplomatically. So, we have placed him on our preferred list.
We suggest you call each and see if you make a connection. We encourage you to review their sites and understand the scope of their services and the fee structure for each. When you talk to them, they can quote you a fee based upon your home and inspection request.
Most inspectors will recommend if they believe you need to see a specialist (electrician, plumber, roofer, etc). And, as mentioned above, many may also call out ‘code violations’. Before jumping to the conclusion that their assessment is accurate, I would ask them to provide the specific code citation that is in question. That will help us navigate that conversation with the seller’s agent.
