Preparing for a Professional Inspection

  • Replace dry rotted wood.

  • Ensure 6” clearance between earth and wood.

  • Clear debris from gutters and repair any leaks.

  • Clear crawl space of all debris and make sure plastic vapor barrier is intact.

  • Make sure crawl space ventilation openings are not obstructed.

  • Ensure your access door is a minimum of 18” x 24” and not blocked.

  • Install splash blocks under downspouts or make sure downspouts are connected to drains.

  • Remove moss from roof.

  • Remove anything that is placed directly against the house, especially firewood.

  • Replace broken windows.

  • Caulk between shower base or bath tub and both the wall and floor.

  • Remove mildew.

  • Bolt down toilets.

  • Install access to attic.

  • Make sure your cross ventilation in attic is free from insulation and the bird screens are intact.

  • Repair holes in interior/exterior wall and doors.

  • Repair leaking drains and faucets. Perform any repairs necessary to electrical and plumbing systems.

  • Repair any soft and spongy floors, commonly found in bathrooms.

  • Make sure lot line markers are upright and easily found.

  • If on a septic, get a copy of the most recent septic pumping statement and be aware that you may need to pump the

            system again and/or certify the system is in working order.

  • Make a list of all capital improvements made in the past 5 years. Detail what was done, when it was done along with all

            costs and necessary permits.
