Getting Your Home Ready for Showings

OUTSIDE

  • Invest in some low cost, colorful landscaping. A well manicured lawn neatly clipped shrubbery and swept/washed walks create a good impression.
  • An extra shot of fertilizer will make your grass look lush and green.
  • Cut back overgrown shrubbery that looks scraggly, keeps light out of the home or prevents walkways and driveways from being used comfortably.
  • If you believe your home is in need of painting, the Buyers will also. This can possibly do more for sales appeal than any other factor. If you decide against painting, you may consider toughing up front shutters, gutters and downspouts, trim work, widow frames, etc.
  • Walkways, driveways, decks and patio areas should be free from moss and weeds.
  • Inspect the roof and gutters. Replace any missing shingles. Gutters and downspouts should be operational and not overflowing or leaking. The roof will be a primary concern to any homebuyer as well as the home inspector. Having your roof professionally cleaned and treated (to remove any moss and debris ) before placing you home on the market, will give your home superior street appeal.
  • Consider putting flowers outside the front door. If you place them in attractive pots, you will be able to take them to your next home.
  • Repaint the front door. If it has a natural finish, treat with finishing oil.
  • Remove all trash and debris from around the home. Garden tools need to be placed in the garage or storage shed. Arrange trash receptacles, hoses and garden/lawn furniture in a attractive way.
  • Repair broken steps, deck bards and railings.

 

KITCHEN

  • The kitchen is the most important room in the home. Make it as bright and attractive as possible. All appliances need to be in good working order.
  • If the kitchen floor is badly worn, install new flooring.
  • Keep the counter top and stovetop clean and clutter free.
  • Repair dripping faucets.

 

BATHROOM

  • The bathroom is the second most important room in the house. Make it as clean and shiny as possible.
  • Keep fresh towels in the bathroom.
  • Repair dripping faucets, showers and tub.
  • Use special cleaning products to remove stains from toilets, bathtubs and showers.
  • Make sure sink and tub drain properly.
  • Replace caulking if necessary.

 

LIVING AREAS

  • Have all plaster and wall covers in top shape. Cracks, nail pops and visible seams are easy to have repaired.
  • Check for leaks and stains. Repair the cause of the problems and the problem area.
  • Lubricate any sticky or squeaking doors.
  • If you have a fireplace, clean it and place some logs in it to make it look inviting.
  • Wash all windows inside and out.
  • Replace broken glass.
  • Replace or mend all screens.
  • All windows must open, close and lock.
  • Replace all burned out light bulbs. Use the highest wattage allowed or recommended by the fixture manufacturer.
  • Make sure every light switch works.
  • The Buyers who come to look at your home will look straight out, then down and then up. The floors and floor coverings need to be clean and in good  condition.
  • You may have grown accustomed the squeaky floors, but the new Buyer will notice them right away. Remove and repair all squeaks wherever possible.
  • Straighten up all closets. Get rid of any excess items and use air fresheners to eliminate musty odors.
  • Decorate with fresh flowers. Just a few flower in the kitchen and living room with create a very attractive addition.

 

BASEMENT, ATTIC, GARAGE

  • Clean out the attic, basement and garage by removing everything you are not going to keep, Package/box everything you won’t need until you are settled in your new home.
  • Make sure there is plenty of light on the stairs to the basement.
  • If your basement is dark and gloomy, paint floors, ceilings and walls (wherever possible) a light color.
  • Repair cracks in basement with ready mix concrete.
  • Your garage may be the place to store some of the clutter you remove from the rest of the home. Keep it neat and organized.

 

WHEN YOUR HOME IS BEING SHOWN

  • Have drapes and shades open to let in light.
  • Have your home well lit during a showing. All lights should be on.
  • Have all yard lights on. If you don’t have any, this may be a good time to install front and back yard lights.
  • Neatness will make all rooms look larger.
  • Do not leave dirty dishes in the sink or on the counter.
  • Keep all children's toys in rooms, organized and in order. Bikes, skateboards, wagons, etc. should be make as inconspicuous as opposable.
  • Buyers favor homes when Sellers can demonstrate love and care for the home.
  • Make every attempt to keep pets outside or in a confined area while your home is on the market.
