From Contract to Keys!

  1. Write Up Offer
  2. Contract Negotiated
  3. Contract Accepted
  4. Contract sent to Lender & Escrow
  5. Deposit Earnest Money
  1. Buyer’s Inspection Period
  2. Negotiation of Inspection
  3. Order Appraisal
  4. Receive Escrow Packet - Return ASAP (Possible ID Affidavit requested)
  5. Appraisal takes place (Possible Conditions, this is rare)
  1. Documents go to Lender for Underwriting
  2. Lender may request additional verification of documentation
  3. Final Conditions from Underwriter (i.e.: buyer bank statement, proof of employment, paystubs)
  4. Final walk through/re-inspection
  5. Final approval from Underwriter (Possible final conditions, this is rare)
  1. Documents drawn by Lender & sent to Escrow
  2. Escrow works up your documents
  3. Signing Appointment set by Escrow - expect a call
  4. Signings by Seller & Buyer (Separate appointments)
  5. Escrow sends Lender final signed documents
  1. Lender Releases Funds
  2. Recording of New Owner at County
  3. Transfer of Title from Seller to Buyer
  4. Property is Closed
  5. Keys are provided to Buyer!
